North Lakes turns over faster than most suburbs around it. A lot of what we are asked for is time-sensitive: a re-carpet before a property goes to market, a turnover between tenants, or a hard floor going in before a family moves in. All of those live or die on the date, so we book them tight and finish when we said we would.
The housing is newer — 2000s onward, slab-on-ground, plus a good share of townhouses and duplexes. Newer subfloors usually mean less prep, which keeps both the price and the disruption down.
